PROJECT OVERVIEW

The Škofljica residential complex consists of two buildings on the quiet outskirts of town, combining residential and commercial spaces across three levels each (P+2). Building A contains twelve apartments and one commercial unit; Building B contains eight apartments and one commercial unit — a total of twenty modern apartments and two ground-floor commercial spaces designed to work together as a small, self-contained community. The site's most recognizable feature is its inventive parking solution: a modern car-lift system (dvižne ploščadi) that allows two vehicles to occupy a single spot stacked vertically, solving a structural constraint on the plot and meeting municipal parking requirements that conventional layouts could not. The approach drew attention beyond the project itself and was covered in Forbes Slovenia as an example of practical, engineering-led urban development. Across the complex, residents have access to 51 parking spaces — including 5 designated for disabled residents — and 16 bicycle spaces, with one or two parking places allocated per apartment.

DESIGN RESOLUTION

The complex is built to contemporary standards with a deliberate focus on thermal performance and air quality. Facade insulation of 20 cm provides excellent year-round thermal protection, while energy-efficient gas heating combined with underfloor distribution keeps operating costs measurably lower than in comparable buildings. Local ventilation units with heat recovery maintain a consistent indoor climate and fresh air exchange without loss of warmth — a system that delivers comfort during heating season and removes the trade-off between ventilation and energy consumption. Inside, ceiling heights of 265 cm in apartments and 335 cm in commercial units create a spacious, airy sense that typical three-story developments rarely match, and every apartment opens onto a generous balcony. The ground-floor commercial spaces serve the building's residents first — turning daily errands into a walk across the courtyard — while extending the same convenience to the surrounding neighborhood.
