Luxury Cottages
Four contemporary homes set into a hillside above Maribor, designed around the view and the natural grade of the site.
The Košaki residential development consists of four individual homes set into a hillside on the northern edge of Maribor, positioned to take advantage of the valley views and the natural grade of the site. Rather than leveling the terrain, the architecture works with it — each unit sits at its own elevation, creating separation between neighbors without sacrificing the cohesive character of the complex. Integrated covered parking at the base level keeps vehicles out of sight and frees the surface of the site for landscaping, private gardens, and direct access to the surrounding greenery. The setting itself is part of the product: elevated, quiet, connected to Maribor but removed from its density.

The architectural language is unambiguously contemporary — clean cubic volumes, wide window openings that prioritize daylight and outlook, and a material palette that contrasts white rendered surfaces with timber cladding and natural stone at the base. The composition reads as a single designed complex rather than a collection of identical units, with each home shaped to respond to its specific position on the slope. Large windows open each interior toward the valley, turning the view into the dominant feature of everyday life rather than a weekend luxury. The overall result is a development designed for buyers who want modern architecture without compromise — private, well-detailed, and built into a landscape that most developments in the region only borrow.
