Parkovyi
110-apartment residential complex with individual heating and silicate brick construction, set on the edge of a pine forest in Chernihiv.
Parkovyi is a 110-apartment residential complex in Chernihiv's Masany district, positioned directly adjacent to the local pine forest — a location that defines the entire project. The proximity to the forest is not a marketing accent but a structural advantage: cleaner air, lower ambient noise, year-round access to a natural environment for daily walks and recreation, and a buffer from the density of the wider district. The total construction area is 5,874 m² with a building volume of 24,469 m³, scaled deliberately as a mid-size project rather than a high-density block — large enough to support shared infrastructure and a real sense of community, small enough to keep the complex coherent and the surrounding green character intact. Schools, kindergartens, shops, and public transport are all within walking distance, fully integrating Parkovyi into the everyday infrastructure of Masany while preserving its quieter, parkside identity.

The complex is built using high-quality silicate brick — chosen for long-term structural durability, strong sound insulation between apartments, and stable thermal performance across seasons. The facade envelope combines extruded polystyrene foam with mineral wool, delivering thermal protection that translates into measurably lower utility costs over the lifetime of the building. Apartments are designed with high ceilings, large window openings, and flexible layouts that work equally well for one-bedroom configurations and larger family homes. Each unit includes its own individual heating system paired with dual-rate metering, giving residents direct control over indoor climate and energy use rather than imposing a single building-wide setting. The result is residential design that respects both the natural environment it sits in and the daily routines of the people who live there.
