A 27-apartment residential building in Yablunytsia, in the heart of the Ukrainian Carpathians — close to Bukovel ski resort and the national park.
The Carpat residential building is a 27-apartment development located in Yablunytsia — a village in the Ukrainian Carpathians, situated within the Carpathian National Nature Park and 15 kilometers from the Bukovel ski resort. The project occupies a sloped plot near the Yablunytsia Pass, one of the principal mountain crossings of the region, with views opening onto the surrounding peaks and the forested valley below. The building is positioned to work with the natural grade of the site: ground-level garaging integrated into the lower volume, residential floors rising above it to capture the panoramic outlook, and a top-floor penthouse with its own private terrace at the highest point of the structure. The total construction area is 2,417 m², distributed across 591 m² of integrated garage, 1,280 m² of residential floors with 176 m² of private balconies, a 220 m² penthouse, and a 150 m² rooftop terrace — a compact, deliberately scaled program designed to fit the character of a mountain village rather than impose suburban density on it.

The architectural language balances contemporary form with materials chosen to belong in their context — red brick on the principal volumes, white rendered surfaces on the upper levels, and dark metal framing on the balconies and glazing. The composition is unambiguously modern, but the material palette responds to the Carpathian setting: brick weathers well in the alpine climate, integrates visually with the wooden vernacular of the village without imitating it, and ages with the surrounding landscape rather than against it. Every apartment opens onto a private balcony positioned to take advantage of the views, with floor-to-ceiling glazing bringing daylight deep into the interior throughout the day. The top floor introduces a distinct premium tier — a 220 m² penthouse paired with a 150 m² rooftop terrace that places its occupants directly under the Carpathian sky. Integrated garaging at the base level keeps vehicles out of sight and frees the site for landscaping and pedestrian use. The result is a residential project designed for the specific reality of mountain living: durable, light-filled, generous with outdoor space, and built to perform across the full cycle of Carpathian seasons.
